PROPERTY CONDITON ASSESSMENTS
Property Condition Assessments (PCA) identify the current physical condition of a commercial property and offer opinions of probable cost to remedy material deficiencies and provide normal maintenance over a designated period. An industry standard for a PCA has been established by the American Society for Testing and Materials (ASTM) Standard E 2018-01 and includes site reconnaissance, interviews, and document reviews for determining the current physical condition of commercial structures. GeoService’s standard scope of service meets and typically exceeds the requirements of the ASTM standard. Our scope of services is outlined below:
Research
- Review pertinent, available information regarding the possible concerns at or near the site. The review of site related documents may include pre-survey questionnaires, site drawings, historical cost records, rent rolls, warranties and other owner/management provided documents.
- Review government building and fire department data sources regarding Certificate of Occupancy, Code Violations, and/or construction permits.
Reconnaissance
- On site visual reconnaissance of the site and exterior improvements.
- Representative observations of the interior spaces.
- Interviews with key owner’s representatives.
- Photographic documentation of field observations.
Reporting
- Executive Summary
- Scope of Work, Statement of Limitations
- Documentation of research and reconnaissance efforts.
- Representation of the general condition of the property.
- Opinions of the probable cost segregated into immediate/ short term cost and cost over term (10-12 years)
